California’s fair housing laws are among the most comprehensive in the country, and they apply to nearly all residential rental properties in the state. Because California law goes beyond federal requirements — and continues to evolve — understanding state-specific rules is critical to avoiding legal risk. These laws are not always straightforward, and even well-intentioned policies or practices can create compliance concerns.
This webinar provides a clear, practical introduction to the fundamentals of California fair housing law. While not an exhaustive review of every possible issue, the session is designed to establish a strong foundation and working knowledge of core principles, helping housing providers avoid common pitfalls and prepare for more advanced, issue-specific education.
Topics will include:
• The protected characteristics under California law, including lesser-known protections such as source of income and veteran or military status
• How the law regulates both intentional discrimination and neutral policies that may have an unintended discriminatory effect
• The reasonable accommodation process and common accommodation requests
• Examples of common policies that may pose fair housing risks, such as occupancy standards, children’s rules, using criminal background checks, and refusing to rent Section 8 recipients
